Residential housing costs across key districts in Enugu State have reached unprecedented heights, presenting severe economic hurdles for public sector employees and low-income earners. Reports indicate that annual lease rates in prime urban hubs like Independence Layout, Centenary City, and Thinkers Corner routinely reach ₦2.8 million for three-bedroom apartments. In mid-tier residential corridors such as New Haven and Achara Layout, rates fluctuate between ₦1.5 million and ₦2.5 million, while basic self-contained units command up to ₦700,000, excluding additional agency, legal, and caution fees that add 10% to 20% to upfront tenancy expenses.

​Community leaders, civil society advocates, and resident associations attribute the surging rental costs to a combination of broader inflationary pressures, rising building material expenses, and local tax policies. Property owners point to high land-use revalidation fees, ground rents, and state land administration levies as major drivers forcing landlords to adjust lease prices upward to maintain property returns. In response to the crisis, local groups recently staged peaceful demonstrations, demanding legislative price caps, regulation of real estate agent commissions, and direct public investments in mass affordable housing schemes.

​The housing affordability challenge has become a primary focal point for political opposition figures across the state. Prominent Peoples Democratic Party (PDP) chieftain Chief Uche Geoffrey Nnaji (Nwakaibie) criticized the current administration's handling of the sector, pledging to introduce structured social housing policies and slash property-related levies to relieve the financial burden on public servants and workers. In response to ongoing public concerns, state officials have highlighted existing state initiatives—including the planned delivery of thousands of worker housing units under broader urban renewal projects—as the government's strategy to address the deficit.
